Sellers often ask me the same question: what actually moves the needle when it’s time to list? After being involved in dozens of sales across Pasadena and the greater Los Angeles area, here’s what consistently matters.

Price it right from day one

The biggest mistake I see is pricing a little high “to leave room to negotiate.” In practice, a home that’s priced accurately for its condition and comps gets the most attention — and often the strongest offers — in its first two weeks on the market. A home that sits tends to get chased down in price later anyway.

Get a pre-listing inspection

Finding out about a foundation issue or an aging roof after you’re in escrow is how deals fall apart or get re-negotiated at the worst possible time. A pre-listing inspection lets you address issues on your terms, or at least price and disclose them upfront.

Declutter before you stage

Staging works best on a home that’s already been decluttered — buyers need to picture their own life in the space, not navigate around yours. This is the cheapest, highest-impact step, and it’s the one sellers skip most often.

Invest in photography, not just a few phone pictures

The majority of buyers form their first impression of your home online, before they ever request a showing. Professional photography, and video or a walkthrough where it makes sense, is one of the lowest-cost, highest-return decisions you’ll make in the entire process.

Handle curb appeal like it’s the first showing

Buyers decide how they feel about a home within seconds of pulling up. Fresh mulch, a clean walkway, and a tidy front entry cost very little and set the tone for everything that follows.
