Every week I talk to first-time buyers in Pasadena, Burbank, Glendale, and the surrounding San Gabriel Valley who are excited, a little nervous, and not always sure what actually matters once they find a home they love. Here’s what I tell every one of them before they write an offer.
1. Get fully underwritten, not just pre-qualified
A pre-qualification letter is a quick estimate. Full underwriting — where a lender has actually verified your income, assets, and credit — is what makes your offer competitive in a multiple-offer situation. Sellers and their agents notice the difference.
2. Learn to read the comps, not just the list price
The list price tells you what the seller wants. Recent closed sales on comparable homes — adjusted for lot size, condition, and updates — tell you what the home is actually worth. I walk every buyer through this before we write a number.
3. Don’t waive your inspection blind
You can write a competitive offer without giving up your right to know what you’re buying. There are ways to structure an inspection contingency that still makes your offer attractive to a seller — ask your agent to explain the options rather than defaulting to waiving it entirely.
4. Factor in HOA dues, Mello-Roos, and rent control where it applies
Condos and some newer developments carry HOA dues that affect your real monthly payment. Certain areas carry Mello-Roos assessments. And if you’re buying a small multi-unit property, Pasadena’s rent stabilization rules can affect what you can do with existing tenants. None of this should be a surprise after closing.
5. Work with someone who knows the specific street, not just the city
Pasadena, Burbank, and Glendale each have neighborhoods that vary block to block — school boundaries, flight paths, flood zones, and resale demand can all shift within a few blocks. Local, specific knowledge is what actually protects you.
